We have been made aware and were very surprised of rumours that work on Leas Pavilion has stopped and the project will not continue. We can categorically state that this is untrue.

Work has been progressing at a slower pace because of the requirement to install a sprinkler tank below ground before the reinstatement of the Pavilion structural frame. The design and construction of this has now been completed and full construction work is therefore due to recommence.

The crane is being inspected today and we anticipate it will be in full activity within a week. A re-mobilisation programme has been agreed with the contractor that will see the structural frame completed.

No ordinary day by the Seaside

Few towns claim to offer as much as Folkestone. A unqiue mix of heritage, combined with a stunning shoreline, burgeoning creative communities, easy transport links and abundant leisure facilities for all ages, it’s no wonder Folkestone has been named in Sunday Times’ ‘Best Places to Live in 2023’.

Look county wide and Kent has so much to offer – there’s something for everyone. It is therefore no surprise that it has become such a desirable location.

Kent’s Green Landscape

If you’re thinking that Kent is known as the ‘Garden of England’ on account of its miles of countryside and fertile arable land, then you’d be right.

Kent has over 350 miles of coastline, offering a mix of chalky white cliffs, sandy beaches, shingle bays, vibrant coastal towns and glorious views stretching out across the Channel.

Kent is home to a range of national nature reserves and wildlife habitats, offering the ideal place for families, walkers and water sport enthusiasts. The miles of open countryside also accommodate some of the country’s best golf courses. In fact, there are about 100 courses over the county’s green landscape.

Two of these venues – Royal Cinque Ports Golf Club in Deal, and Littlestone Golf Club in New Romney – are championship standard and not much further than a huge tee shot away from Folkestone. Kent’s most famous course, The Royal St George’s Golf Club in Sandwich, has hosted 15 Open championships and is the only South East venue still capable of hosting the world’s oldest golf tournament. Princes Golf Club is another Sandwich-based venue, which has hosted the Final Qualifying for The Open Championship between 2018 and 2022.

A County with heritage

Travel eastwards along the coast from Folkestone to encounter some other other well-worth-a-visit Kent seaside towns, namely Sandwich – it has a must-see Roman fort and ampitheatre. Whilst a few miles west of Folkestone you’ll find Port Lympne – the county’s largest wildlife park has 600 acres of ‘Kent Savanagh’ for the exploring.

The historic city of Canterbury is a mere 30-minute drive from Folkestone. Famed for its top-class universities, Canterbury is also where The King’s School, one of the country’s leading co-educational boarding schools, inhabits hallowed space within the Precincts of the city’s celebrated cathedral. Non-UK students in search of a first-class education are also extremely well catered for in Canterbury, with an attached prepartory establishment for students aged 13-to-16 hoping to enter a top boarding school.

Other historic landmarks that populate Kent include Leeds Castle, a fortress rich with history. Walk around the grounds, explore the beautiful gardens and maze, or take a ride on the zipewire, this is a perfect day out for history-enthusiasts and adventure-seekers alike.

The town’s changing face

Now, take a walk through the cobbled streets of Folkestone’s Creative Quarter to see how an eye-opening array of shops, bars, restaurants, galleries and studios have brought a modern, artisan edge to the town centre’s stately infrastructure. Then drop by the Folkestone Quaterhouse, one of the town’s newest performance venues, and check out its refreshing roll call of music, dance and comedy acts.

Folkestone attracts sightseers from around the world, with international visitors taking great delight in their discovery of a town drenched in old-English charm but pulsing with a very modern vibrancy. As well as the Leas, Folkestone is adorned with a promenade that extends out to sea. Formerly a ferry port, the Folkestone Harbour Arm is another of the town’s must-see hospitality hubs. Its redevelopment as a lively, quirky hive of visitor-friendly activity was funded by local businessman Sir Roger De Haan. A leading face for change in Folkestone. Boasting pop-up and traditional bars, an outdoor cinema, snack and fine-dining eateries.

‘Rocksalt’, the Harbour Arm’s architectural jewel, is typical of the town’s restaurants for its delivery of dishes created using locally farmed produce and fish caught from the surrounding deep blue sea. For a less grand, but even more authentic way to savour Folkestone’s piscine delights, Little Rock serves seafood supplied direct from trawlers operating out of Folkestone harbour and nearby Hythe Bay.

Sir Roger De Haan was also responsible for siting the world’s first multi-storey skate park in Folkestone. ‘F51’, a stunning multimillion-pound tower of energy, opened in 2022 to community and county acclaim. The three-tier action station contains 2,100m² of skateable surface, with climbing and bouldering spaces also available, perfect for a weekend activity.

When the weekend is over, parents will be delighted to send their children to one of the many excellent schools Folkestone has to offer. Two of the town’s primary schools and two of its secondary schools achieved an ‘Outstanding’ rating in the government’s latest Office for Standards in Education (Ofsted) report. This accolade, the highest achieveable Ofsted rating, was also attained by two Folkestone nurseries: Castle Hill Village Nursery, and Shorncliffe Nursery.

We now direct you to Folkestone’s beautiful Leas. Situated on the town’s western cliff top, the mile-long promenade is a walker’s paradise. Stage set for historic theatre’s return as glorious gateway to stunning Leas Pavilion development

Sometimes there is more to a residential development than meets the eye.

Take Leas Pavilion, for instance. Yes, the nine-storey, 91-apartment building overlooking Folkestone seafront will offer the very best in luxury living in a dreamy location. Opened in 1902 as a tea room, the Pavilion transitioned to a 200-seat theatre in 1928. Anyone who was anyone trod the showpiece venue’s boards during the ensuing decades. Notable performers to cross its threshold included David Tomlinson, star of many a silver screen smash, but most famous for playing George Banks in evergreen Disney classic, Mary Poppins. The theatre’s cast list also included St Trinians actor, Alastair Sim, whilst Noel Coward and Gertrude Lawrence were no strangers to the Pavilion’s stalls when at the peak of their acting fame.

Before becoming the grand queen of soap opera, June Brown, aka Eastenders’ Dot Cotton, was a regular Pavilion player. The theatre also hosted puppet royalty in the form of children’s favourites, Sooty and Sweep. And long before his audience with the late Queen, Paddington Bear had theatre audiences in the palm of his sticky, marmalade-coated paws during an appearance at the Pavilion prior to its closure in 2007.

With such a rich theatrical history, perhaps it’s no surprise that the Pavilion’s restoration has captured the imagination of current well-known names from the UK entertainment industry. Actor Sir Ian McKellen; TV presenter and author historian Griff Rhys Jones, and comedian Vic Reeves have all voiced their support for the building’s reopening, along with not-for-profit campaign group, Friends of Leas Pavilion.

Leas Pavilion welcomes Folkestone College students

A group of students from Folkestone College have been granted an in-depth view of work being undertaken at Leas Pavilion, work that will see it restored to its former glory as part of a stunning new residential development.

A total of 14 T-Level Onsite Construction students visited the seafront site earlier this month where groundworks and structural works are underway. It follows the careful removal of the historic building’s terracotta façade, stained glass windows, wooden balustrades and iron gates for cleaning and refurbishment.

During their visit, students, who are studying trades including carpentry, joinery, and bricklaying, were given a guided tour of the Grade II-listed Pavilion site by Lawrence McKenzie, Head of Health, Safety and Environment at the project’s main contractor, Ant Yapi. They were accompanied by Ali Atakan, Construction Manager and Ahmet Ozdemir, Project Director at Ant Yapi.

The project, which is being delivered by development company Gustavia in consultation with Hythe-based architects Hollaway Studio, will see the Pavilion reborn as a gateway to a highly desirable nine-storey residential development.

For the students, visiting working construction sites is crucial to provide an authentic appreciation of a live building environment, particularly in relation to the health and safety aspect of their vocational courses. It’s also seen as key preparation for work placements through the wearing of PPE and undertaking site inductions. Additionally, site visits provide students with a forum to ask questions and bring to life their college learning experience.

It was the students’ first visit to a live construction site since starting their course in September. As part of their two-year course at Folkestone College, regular visits to Leas Pavilion are being planned. A two-year build programme will offer the ideal live project backdrop to their college course.

Speaking of the students’ visit to the Leas Pavilion site Heather Williams, Built Environment Liaison Officer at Folkestone College, said: “We really value our employer partnerships. Industry visits like this inspire our learners, as they see in practice what they learn in college. This makes it more relatable to their studies. We ultimately hope experiences such as this will help fill the current skills gap in the construction industry.”

Leas Pavilion – October Update

As we head into autumn work continues at apace on the restoration of Folkestone’s historic Leas Pavilion.

As some of you may already be aware, the building’s distinctive terracotta façade has now been completely dismantled. Individual stones were carefully lifted from its surface in a painstaking process, each one of them numbered before they were transported off-site to be cleaned and refurbished. This will ensure the majority of the stones, with the exception of a few that had pre-existing damage beyond restoration, will be returned to its original location in order to retain the façade’s glorious design. Those that cannot be saved will be replaced by matching terracotta stones.

The same precision was used to remove an iron gate at the Pavilion’s distinctive entrance and beautifully crafted stained-glass windows, some of which have long been hidden from public view. Again, each of these historic features will be returned to their original location, burnished and restored to their former glory. Where original features cannot be restored, moulds and samples will be taken and sympathetic replicas created. This will include elements of ceilings, walls and arches around column crowns.

We are incredibly pleased with the progress made on the Pavilion’s long-awaited restoration. There is a long way to go as we now enter the phase of groundworks and structural works, of course. But we hope you are as excited as we are at the prospect of bringing this architectural jewel back to life with all of its historical features and Grade II splendour intact.
